Lightwater sits just off the M3 at junction 3, which makes it popular with commuters heading into London. The village centre has a small row of shops on the Guildford Road, including a butcher and a deli, plus a couple of pubs. It feels well-kept and settled. Housing is mostly 1950s to 1970s detached family houses, many with good-sized gardens, and there are some larger properties on the roads heading out towards the country park. Lightwater Country Park is right on the doorstep, which is a genuine asset for families and dog walkers. No station, but the M3 access and proximity to Bagshot and Camberley keep it connected.
