South Tenterden is where most of the newer development has gone, with estates from the 1970s onwards and some more recent builds. It is a slightly longer walk to the high street than the north side but still very manageable. The recreation ground and Tenterden leisure centre are accessible. It feels a bit more suburban than the older parts of town. Still benefits from the same schools and the same easy access to the surrounding countryside.
