The high street along Garratt Lane has a decent mix of pubs, cafes, and takeaways without being anything special. Victorian terraces, mostly two-bed flats carved out of houses. The station gets you to Waterloo in about 12 minutes, which is the main selling point. Popular with late-twenties and early-thirties professionals. It lacks the polish of Balham but also lacks the prices.
