The centre of Ashtead is a short stretch of shops along The Street, with a decent bakery, a couple of pubs, a Tesco Express, and enough independents to handle the basics. The station is walkable from most of the village and gets you to Waterloo in about 40 minutes. Housing is predominantly 1930s semis and detached houses, well kept with mature gardens. Ashtead Common is a big draw, hundreds of acres of ancient woodland managed by the City of London Corporation, popular with dog walkers and families. The primary schools are well regarded and it draws families who want space and green without losing the London commute. It's comfortable and quietly affluent without being flashy.
