The high street along Burnt Oak Broadway has a proper parade of independent shops, grocers, and takeaways. Burnt Oak tube (Northern line, Edgware branch) gets you into central London easily enough. It's diverse, practical, and nobody's trying to dress it up as something it isn't. You get a lot more space for your money here than further south.
