Burnt Oak is affordable and unpretentious. The Watling Estate, built in the 1920s as one of London's big council housing projects, gives it a distinctive character. The high street along Burnt Oak Broadway has a proper parade of independent shops, grocers, and takeaways. Burnt Oak tube (Northern line, Edgware branch) gets you into central London easily enough. It's diverse, practical, and nobody's trying to dress it up as something it isn't. You get a lot more space for your money here than further south.
