Penge

Penge has long been the cheaper, scruffier neighbour to Crystal Palace and Beckenham. The high street has a mix of independent cafes, charity shops, and some newer openings that reflect the gradual change. Penge East and Penge West stations give you rail options into London Bridge and Victoria. Housing is Victorian terraces, many subdivided into flats. It's noticeably more diverse and younger than the rest of the borough. The proximity to Crystal Palace Park is a big plus. It's one of those areas where you can see the change happening in real time, with new coffee shops appearing alongside the old betting shops.
