Portley and Queens Park

This covers the western residential streets between Caterham-on-the-Hill and the Valley. Queens Park is a small recreation ground that gives the area a focal point. Housing is a mix of 1930s semis, some Victorian terraces closer to the town centre, and pockets of newer development. It is solidly middle-class commuter territory without the big-house premium of Harestone. Walkable to the Valley shops and station, which counts for a lot in a hilly town. The sort of area where families trade up from a flat to a three-bed semi and stay put.
