Park Hill is one of Croydon's more desirable residential pockets, climbing the slope east of the town centre. The houses get larger and the streets quieter as you go uphill. Whitgift School's grounds add a lot of green to the area. It's within walking distance of East Croydon station, which is the main selling point. A mix of Victorian villas and 1930s houses, with some newer infill. It has a slightly elevated feel, both literally and socially, compared to the streets closer to the centre.
