This is Croydon's commercial heart. East Croydon station is one of the busiest outside central London, with fast trains to Victoria, London Bridge, and Gatwick. The Whitgift Centre is dated but still functional, and there's been years of stalled regeneration plans. Boxpark arrived and brought some food and drink life. West Croydon adds tram and Overground connections. Living here means flats, mostly in new-build towers or converted offices. It's convenient but feels more like a transport hub than a neighbourhood. The Fairfield Halls reopened after a long refurb.
