Waddon sits between Croydon town centre and Purley, straddling the A23. It's mainly known for the retail parks along Purley Way, with IKEA as the anchor. The residential streets behind the retail strip are a mix of interwar housing and some newer development. Waddon station is on the Tattenham Corner line. Wandle Park has been improved and gives the area some green space. It's functional and affordable, the kind of place you end up in because it's near work or near the shops rather than because you chose it for character.
