Ponders End is one of the more deprived parts of the borough, centred on the stretch of the A1010 high road. The old Middlesex University campus has been cleared for regeneration, which may change things in time. Housing is a mix of Victorian terraces, council estates, and some new builds near the station. Ponders End station (Greater Anglia) goes to Liverpool Street. The Lee Valley is right on the doorstep. It's hard-worn but affordable, and the regeneration plans suggest the council sees it as a priority.
