The western and more rural side of Epping, stretching out towards the open countryside and the M11. Larger properties on bigger plots become more common as you move away from the town centre, and some of the lanes feel properly rural. You need a car out here. The trade-off is space and quiet that the eastern side, closer to the forest and the town, does not quite match. Families with two cars and a preference for privacy over walkability tend to end up on this side.
