Effingham

Effingham has more substance than some of its neighbours. There's a proper village centre around the crossroads with a few shops, a well-regarded pub, and a cricket ground. Howard of Effingham School is the local secondary and pulls families in from surrounding villages. The housing stock is mixed, some older cottages and farmhouses, quite a lot of 1930s and postwar detached houses on generous plots, and the occasional new build cul-de-sac. Bookham and Effingham Downs are on the doorstep. The nearest stations are Effingham Junction or Bookham, both on the Guildford to Waterloo line. It feels settled and established, the sort of place where people stay for decades.
