The eastern part of Crofton Park blends into Ladywell and Rushey Green territory, with a more utilitarian character than the quieter residential streets closer to Brockley. There are local shops serving day to day needs and the area is well connected by train from Crofton Park station. It is a practical choice for families who want decent schools without paying Brockley prices, and it does not have the same sense of place or community energy as some of the neighbouring areas.
