East Ham is properly diverse. The high street is one long stretch of South Asian grocers, gold shops, and restaurants. It is not pretty but it is useful and you can get everything you need without going anywhere else. District and Hammersmith & City line into town, reasonably quick to the City. Housing is mostly Victorian terraces, a lot of them converted into flats. It is affordable by London standards, which is the main pull. Green Street market is nearby. It is not the sort of place people move to because they fell in love with it, it is where you move when you need space and a Zone 3 budget.
