South of the railway line, Forest Gate becomes busier and more urban. Romford Road runs through with a long parade of shops, takeaways, and small businesses. The housing stock is the same Victorian terraces as the north but more of it has been converted into flats and HMOs. It does not have the same village-y feel that the north side is cultivating, but it is more affordable and still benefits from Forest Gate station and the Elizabeth line. Upton Park tube is also within reach.
