Ham is tucked between Richmond Park and the Thames with no railway station and limited bus routes, so it feels genuinely isolated for London. The housing is an unusual mix: large Georgian and Victorian properties near Ham House, a big council estate around Ham Close, and some newer infill. Ham Common has a proper village green feel. The downside is the transport. You're reliant on the 65 and 371 buses, or driving through Richmond or Kingston. Petersham Nurseries and Ham House bring visitors, but day to day it's very quiet. If you don't need to commute, it's a beautiful spot.
