Dulwich Village proper is one of the most genteel corners of south London. The Dulwich Estate controls the look and feel of the area, which is why it still has white picket fences, a toll road, and a village feel that seems improbable for Zone 3. The Picture Gallery, Dulwich Park, and the independent shops on the village high street give it genuine character. Houses are expensive and the schools, both state and private including JAGS and Dulwich College, are a huge draw. It is beautiful but can feel like a bubble.
