The northern part of the town stretching towards the M25 and Upshire. Housing here is mostly postwar estates and 1960s/70s council-built terraces and semis, with some newer infill. Closer to the abbey, the streets have more character with some older cottages and period properties. The Cornmill Meadows and dragonfly sanctuary along the Lee Navigation are a genuine asset if you like walking. Not much in the way of local shops beyond the town centre.
