Highams Park has become one of the more sought-after parts of Waltham Forest. The little parade of shops around the station has had independent cafes and restaurants open up, giving it a proper community hub feel. The park and lake are beautiful, and Epping Forest is close. Housing is mostly 1930s semis with some Victorian terraces closer to the station. The Overground runs to Liverpool Street, which keeps it connected. It has a genuine village atmosphere without trying too hard, and the community is active with events and a local loyalty that you do not always get in London.
