Woburn is an estate village built around Woburn Abbey, the Duke of Bedford's seat. The high street is proper Georgian, all warm brick and antique shops, tea rooms and a couple of decent pubs. It punches well above its weight for a village this size. The Safari Park brings tourists but they stick to the A4012 and don't really bother the village itself. Housing is mostly period cottages and some newer stuff on the edges, but nothing comes up often and it's not cheap when it does. The abbey grounds and deer park are right there, so green space is not an issue. Families like it for the quiet and the feel of the place, though you'll need a car for everything. Flitwick station is the nearest rail link for London, about 15 minutes' drive.
