Ashtead Park is the southern end of the village, named after the park and former mansion grounds that sit between the residential streets and the A24. The houses here tend to be larger and more expensive than the village centre, with some substantial detached properties on roads like Ottways Lane and Agates Lane. It's quieter and more tucked away, a bit further from the station and the shops but closer to the park itself and the footpaths heading up towards Epsom Downs. Very much a car-dependent pocket within an already quiet village.
