A huge new-build development on former industrial land south of the A13, right on the Thames. The Overground extension opened in 2022 which was a game-changer, because before that it was genuinely isolated. Thousands of homes planned, many already built. It feels like a brand new neighbourhood dropped onto a blank canvas. There is a health centre and a school but local amenities are still catching up with the population. Views across the river to Thamesmead. If you want a new-build flat with a balcony at Barking prices with a direct train into town, this is the pitch. It still feels unfinished though.
