Cobham proper centres on the high street running between the Leg of Mutton and the old A3 bypass. There's a Waitrose, a handful of cafes and restaurants, and enough independents to make it feel like a proper town rather than a dormitory. Housing is mostly large detached and semi-detached, with some newer developments filling in gaps. The Tilt and the recreation ground give families outdoor space without needing to drive anywhere. ACS Cobham International School brings an expat community that gives the place a slightly different flavour from the surrounding Surrey villages. It's expensive but less eye-watering than Oxshott next door.
