Abbey Wood has had a genuine lift since the Elizabeth line arrived. The station area is still catching up but the transport links are now excellent, straight into the City and the West End without changing. Housing is a mix of interwar semis, council estates, and some newer builds creeping in from the Thamesmead side. Lesnes Abbey Woods is a proper ancient woodland that most Londoners don't know exists. It's not a destination neighbourhood but the value for money relative to the transport links is hard to argue with. Bostall Heath and the abbey ruins add real green space that you wouldn't expect this far east.
