East of the railway line, this side of Horley has seen a lot of new development in recent years, particularly the Westvale Park estate off the Balcombe Road. The new-builds are mostly family-sized detached and semi-detached houses with a primary school to serve them. The older parts along Smallfield Road are more established with 1950s and 60s housing. Burstow Stream and some open fields give it a slightly more rural fringe than the town centre. Less convenient for the station and shops but quieter.
