South of the town centre, Wash Common is the area estate agents get excited about. Larger detached houses, tree-lined roads, and Falkland Memorial Park on the doorstep. The primary school has a good reputation and families compete to get in. There is a small parade of shops on Andover Road that covers the basics. It is the most expensive part of Newbury and feels it. Quiet, well-kept, and full of families with Vodafone money or London commuter salaries. The battle of Newbury was fought here in 1643, which comes up at every dinner party.
