Paddock Wood is a practical commuter town rather than a pretty one. The centre has a Co-op, a few takeaways, and a handful of independent shops, but nobody moves here for the high street. What they move here for is the train station, which sits on the Tonbridge to Ashford line with direct services to London Bridge and Charing Cross in about an hour. Housing is mostly post-war and modern family estates, with some Victorian terraces closer to the station. The town has expanded a lot in recent years with new-build developments on the edges, which has been controversial locally because the drainage and infrastructure haven't always kept up. Flooding is genuinely an issue, particularly around the southern end near the river. Schools are adequate, with a Leigh Academy primary in town and Mascalls secondary just up the road. Families on a budget who want Kent countryside without Tunbridge Wells prices tend to end up here.
