Redlands

Redlands is the university quarter. The main campus is here, and the surrounding streets of large Victorian villas are heavily converted into student houses and HMOs. During term time it's lively, out of term it's quiet. There are pockets of genuinely nice family housing, especially closer to the Redlands Road end. The Erleigh Road parade has a few decent cafes and shops. If you can handle living near students, the housing quality is actually very good and the location is walkable to everything.
