Newbury Park is a solid suburban area with a Central line station and a mix of 1930s semis and post-war housing. The station has a notable grade II listed bus shelter designed by Oliver Hill. Eastern Avenue runs through, which can be noisy, but the streets behind are quiet and residential. Valentines Park is accessible from the southern end. It sits in the middle of Redbridge in every sense: middle of the price range, middle of the map, middle of the road in terms of character. Popular with families who want Central line access without Wanstead prices.
