Mortlake has the Stag Brewery site, which has been a planning saga for years and will eventually bring a lot of new housing. For now it's a quieter, slightly less polished version of Barnes. The High Street has a Sheen Lane end that's decent for daily errands. Barnes Common gives the area a surprisingly rural edge, with the pond and the open grassland. Mortlake station to Waterloo is quick. Housing is a mix of Victorian terraces and some larger detached houses. The boat race passes through here every spring, which brings temporary chaos. It's a solid family area without the premium of central Barnes.
