Belmont sits up on the hill above Sutton, right on the edge of where London meets Surrey farmland. The Royal Marsden hospital campus is the biggest employer and landmark. Belmont station has trains to Victoria and Thameslink services. The streets are quiet and residential, mostly 1930s semis and detached houses with decent-sized gardens. It has a slightly isolated feel because of the hill, but that's part of the appeal. Banstead Downs is right there for walks. Families like it for the combination of grammar school access and semi-rural feel without losing the London transport links.
