Theydon Bois wraps around a large village green with the kind of community feel that most commuter belt places lost decades ago. There's a primary school on the green, a village hall, and a few local shops, but nothing approaching a proper high street. You drive or bus to Epping or Loughton for a supermarket. The housing stock is mostly detached and semi-detached, a lot of 1930s to 1960s builds with sizeable gardens, plus some older cottages near the green. Theydon Bois station on the Central line gets you into the City in about 45 minutes, which is why professionals with families settle here. Epping Forest genuinely surrounds the village on three sides, so it feels remarkably rural for somewhere with a tube station. The trade-off is that it's quiet, possibly too quiet if you want restaurants or nightlife. It suits people who are done with London noise and want to raise kids with space and trees.
