South of the old village and into Ditton, this is more conventional Kent suburbia. Ditton has 1950s and 60s housing, a community centre, and a primary school, but no real centre to speak of. The New Hythe area closer to the river has some industrial legacy and newer development where warehouses used to be. The A20 runs nearby so road access is straightforward. People live here because it is affordable for the Maidstone area and handy for the M20 corridor. It is functional rather than characterful.
