South of the centre, covering the area towards Thorley and the A1184. Some of the larger new-build developments have gone in here as the town has expanded. The older parts closer to the centre have Victorian and Edwardian housing on quieter streets. The Stort Valley forms the southern edge and offers good walking and cycling along the towpath. It's close enough to the station and town centre to walk, which makes it practical for commuters who don't want to drive to the platform.
