Ebbsfleet is defined by the international station and the Garden City development happening around it. The station itself offers HS1 services to St Pancras in about 17 minutes, which is the whole pitch. The area around it is still largely a building site, with new-build housing going up in phases alongside the Eastern Quarry and Ebbsfleet Green developments. What exists so far is clean and modern but lacks any real centre or community infrastructure. There are no proper shops, no pub, no high street. You are buying into a promise that it will all come together eventually. Bluewater is nearby for shopping, but for daily life you are in the car.
