This is where the Folkestone renaissance is most visible. The Creative Quarter along the Old High Street and Tontine Street has independent shops, galleries, and cafes that would not look out of place in Margate or Peckham. The Leas promenade runs along the clifftop with sea views across the Channel. Sandgate Road is the main shopping street and still has a slightly tired feel despite improvements. Housing ranges from grand Victorian and Edwardian houses along The Leas to more modest terraces and flats further back. Folkestone Central station is here, plus Folkestone West is walkable. The town centre has genuine energy now, but it is not wall-to-wall nice and you notice where the regeneration hasn't reached yet.
