Sands is a small residential area wedged between the town centre and the hills to the north. It's dense, mostly terraced housing and some flats, and feels very much part of the urban core. The streets are tight and parking is a challenge. It's one of the more affordable parts of Wycombe for anyone who wants to walk to the station or the town centre.
