Lingfield is the main village in this part of Tandridge and has a genuinely attractive old centre with a medieval church, a cage (old village lock-up), and timber-framed buildings around the high street. There are a few independent shops, a Co-op, pubs, and a primary school. The racecourse on the edge of the village brings some life and traffic on race days. Lingfield station is on the slow East Grinstead to London line via Oxted, about an hour to London Bridge. It is a popular spot for families who want a village with some actual amenities and do not mind the commute. Housing ranges from period cottages in the old centre to newer estates on the fringes.
